Why Choose Richard Martin?
Designations and
Affiliations:
- Accredited Buyer's
Representative-Awarded to Realtors who meet specific educational and practical
experience criteria. I represent Buyers exclusively and negotiate in their
behalf tenaciously to obtain the best property, price, and terms. Buyers become
"Clients" and not merely customers.
- Certified Residential Specialist--Just
5% of all REALTORS can call themselves Certified Residential Specialists. That
is because only 1 in 20 has the extensive experience, the unique commitment,
and the hours of advanced training necessary to call herself or himself a
Certified Residential Specialist.
- Graduate of the Realtors Institute-
Rigorous training detailing negotiating skills, contracts, laws, marketing, and
client satisfaction.
- California Real Estate Broker--Not all
salespersons are Brokers. Salespersons by law have to work for a Broker. To
obtain a Broker's license requires more education, experience, and passing a
detailed State Exam.
- Member of National Association of
REALTORS. REALTORS must agree in writing to adhere to a strict code of ethics.
Not all agents are REALTORS. If you meet a salesperson that is not a REALTOR,
ask them why!
- California Association of REALTORS
- HUD approved Real Estate Broker
- Director for Palm Springs Regional
Association of REALTORS
- Member of Palm Springs Chamber of
Commerce
- Notary Public-I often help Clients sign
Loan Documents after hours when they can't make it to the Escrow Office during
regular business times.

Home Inspections >Walk Through Woes
Buyers can be a little cranky on closing day if things go wrong during the walk-through inspection. For example, the sellers' dependable old dishwasher might stop midway through its cycle and the bathroom sink might clog unexpectedly. These situations can create anxiety for the buyers and sellers, but such problems are quite common and usually simple to resolve.
Most purchase agreements require that the major mechanical systems and the appliances being conveyed are in working order at the time of the closing. Defects are often discovered during the structural inspection, allowing the sellers plenty of time to have the repairs made. Occasionally there are last-minute breakdowns or defects that are not spotted until the walk-through inspection. In that case, an agreement can be made with the sellers at the closing to escrow funds for the repair or replacement of the items in question.
